SOS Construction – Remodeling LLC was honored to partner with the City of Houston to undertake a comprehensive renovation of the HEART (Housing, Entrepreneurship And Readiness Training) facility located at 707 Lehman Street. This project was more than just a structural upgrade; it was a mission-driven initiative aimed at ensuring that adults with developmental disabilities have equitable access to the training and resources they need to thrive. Our team recognized that for a program as vital as HEART, the physical environment must be a bridge, not a barrier, to independence.
The primary focus of this renovation was achieving full compliance with the Americans with Disabilities Act (ADA) Standards for Accessible Design. For a facility of this scale in a major metropolitan area like Houston, adhering to these regulations requires meticulous planning and a deep understanding of local building codes. Our commercial renovation services were deployed to transform the existing infrastructure into a modern, safe, and welcoming hub that serves the community with dignity.
Working closely with city officials and specialized designers, we scrutinized every inch of the 14,000-square-foot facility. The scope involved significant upgrades to primary entrances, navigating complex interior pathways, and reimagining restroom facilities to meet stringent accessibility requirements. We understood that every fraction of an inch matters when it comes to slope ratios and clearance widths. By prioritizing precision, we ensured that the HEART facility would pass all municipal inspections while providing a seamless experience for all visitors.
The H.E.A.R.T. Program was founded to create opportunities for individuals with intellectual and developmental disabilities (I/DD) to achieve their full potential through innovative education and employment training. At 707 Lehman Street, trainees engage in various programs, including vending and concessions operations. For such a dynamic environment, the "functional flow" of the building is paramount. Our renovation strategy was designed to support these "trainlines," ensuring that the workspace and educational areas were not only accessible but also optimized for the specific pedagogical needs of the program.
Accessibility is a fundamental civil right, and the City of Houston ADA coordinator works tirelessly to ensure that public-facing facilities lead by example. SOS Construction shared this commitment, viewing the HEART project as a benchmark for how commercial spaces can be retrofitted to foster inclusivity. We addressed critical "barrier removal" tasks, ranging from the installation of compliant curb cuts and ramps to the widening of doorways that previously restricted mobility for wheelchair users.
Achieving ADA compliance in an existing building presents unique challenges. Unlike new construction, where accessibility is baked into the blueprint, retrofitting requires a surgical approach. At the HEART facility, we focused on the 1:12 slope ratio for all new ramps, ensuring that for every inch of vertical rise, there were twelve inches of horizontal run. This standard, while demanding, is essential for safe navigation. We also installed continuous handrails on both sides of ramps and stairs, providing stability and security for individuals with various mobility needs.
Interior accessibility was another significant pillar of the project. We analyzed the maneuvering clearances at every doorway, ensuring a minimum of 32 inches of clear width when the door is open at 90 degrees. This required the installation of offset hinges in some areas and complete door frame replacements in others. Furthermore, we ensured that all hardware—from door levers to faucet handles—was operable with a loose grip or closed fist, removing the need for tight grasping or twisting that can be a barrier for many individuals.
The result of our partnership with the City of Houston is a facility that stands as a testament to the power of meaningful impact through quality construction. The HEART Program now operates out of a space that reflects its values of pride and accomplishment. By maintaining functional flow while integrating modern accessibility standards, SOS Construction helped create a workspace where trainees can focus on their education and entrepreneurial skills without the frustration of physical obstacles.
